When we rely on the media rather than those actually within the field for our facts, it is easy to be misled. Vendors and buyers are responding to what they’re seeing in the media, with median prices and sales reported in a negative light. What you will read online however is not always a true representation of what is actually happening in the market.
When speaking to vendors, it is important that you’re not talking in general terms. Be specific to what is happening in your area, and use that information to help the vendor understand the prevailing marketplace. There are multiple markets within Auckland alone, let alone across the country.
Achieving those results for your vendors starts with understanding your own market like the back of your hand. This not only means knowing the area, but knowing the hard facts. At the end of the day make sure you know your numbers, as they are what truly count. Properties are still selling you just need to explain the market within the market.
